After Brexit, British citizens do not have the same freedom of movement within the European Union (EU). However, British citizens do not require a visa to enter Cyprus and can stay there visa-free for 90 days out of 180.

UK nationals can still move to and live in Cyprus after Brexit if they obtained a residence permit (MEU1, MEU2, MEU3) before December 31, 2020, or acquire a new residence permit. Residence permits in Cyprus can be temporary, like student permits, or permanent, like immigration permits for investors or Category F permits.

UK expats require a work permit to be employed by a Cypriot company. However, for remote work for a UK employer, a Cyprus work permit is not necessary.

 If you wish to relocate your business from the UK to Cyprus, you can either set up a new company or a foreign branch of your UK company. Both types of a company must be registered with the Registrar of Companies in Cyprus.

If you are transferring your ‘normal residency’ from the UK to Cyprus, you are permitted to import one vehicle into the country that is exempt from any duty or tax, provided you meet the following criteria:
 
You must have owned and used the vehicle in the UK for a period of at least six months before transferring your residence to Cyprus.
The vehicle must be imported within 12 months of you transferring your normal residence to Cyprus.
The vehicle must be in ‘Free Circulation’ in the UK prior to shipment. i.e. no duty or tax must be outstanding on the vehicle or should be reclaimed from UK Customs on export from the UK.
In order to register with GESY, you must reside in the areas that are controlled by the Republic of Cyprus. You are eligible for GESY registration if you fulfil one of the following criteria:
 
You are working in Cyprus and paying into the social system, and hold a yellow slip.
You are retired and have your S1 form and your yellow slip.
You are a MEU3 holder (permanent residency).
Your spouse is registered with GESY. You can then become a family beneficiary if you provide evidence. e.g. Both yellow slips, marriage certificate, a utility bill (water, electric, refuse tax which is no older than 3 months).Birth certificate is requested if you’re applying for your child/children, and their yellow slip. If they were born in Cyprus, then they should go straight on the system and link up with the parent who is already on GESY.
Third country nationals (non-EU citizens) who hold a permanent residence status or a right of equal treatment in accordance with the provisions of the national legislation.
Refugees and persons with a status of supplementary protection.

You can recieve your state pension from the UK in Cyprus. Contact your pension provider for arrangements for UK private and personal pension schemes. There are a few basic steps to follow to receive the UK state pension in Cyprus. Inform the Department for Work and Pensions (DWP).

Cyprus has state-sponsored public schools as well as private and international schools. Both public and private systems are open to expats.

It is quite easy to navigate through day to day situations like opening a bank account, visiting the electricity board or doing a food shop if you speak English. The vast majority of Cypriots speak brilliant English and most signs you see out and about are in both Cypriot and English.

The cost of renting a property in Cyprus has increased in recent years.  It also varies significantly depending upon the area and specific location.

As a guide, estimate the following based upon a property in good condition:

  • 2 Bed Flat – €900 to €1,200 
  • 2 Bed House – €1,000 to €1,500
  • 3 Bed House – €1,200 to €1,800
  • 3 Bed House (with a pool) – €2,000 to €2,500
  • 4 Bed House – €2,000 to €2,500
  • 4 Bed House (with a pool) – €2,500 to €4,500
  • 5 Bed House – €3,000 to €4,500
  • 5 Bed House (with a pool) – €4,000 to €5,500

Note – guide prices only.  Houses that are new, with a sea view and in nice areas are likely to cost more.  

City prices will likely be higher.  Country residences will likely be lower.

However, it’s not that simple to get a mortgage.  You will likely have to be resident for at least 12 months and be able to prove your income.  Also, you will be looking at at least a deposit of 30%. Bank of Cyprus and Hellenic Bank are the best bet for a mortgage.

As for cash purchases, this isn’t an issue.  But, new properties now have 20% VAT applied to the stated sale value.

Note – permanent residency can be obtained if you are purchasing a property over €350,000.  This is the current status but of course this may change in the future.

There isn’t a straightforward answer to this question. What may be expensive for one person may be another persons bargain purchase.

What we can say is the market continues to be buoyant and therefore prices appear to be increasing.  Again, prices vary massively across the island.

As a guide, for a new property:

2 Bed Flat from €180,000

3 Bed house from €250,000

4 Bed house from €350,000

5 Bed house from €450,000

With a pool, add at least €30,000

With a sea view, add at least €20,000

However, new contemporary 3 bed houses with small pools and a sea-view in Pathos are selling at over €550,000.

Note – older houses are definitely cheaper to purchase.

Then factor in the regional variations, e.g. Pathos is more expensive than Polis but cheaper than Limassol area.
